HA444 : Modeling the Housing Type of Iranian Households baxsed on Household Budget Data

Abstarct: The way individuals occupy living spaces (or housing types) can vary, including ownership, rental, mortgage, free, and others. Understanding the housing types of households and the determining factors can help in housing policy-making to reduce renting and regulate the housing market. Therefore, this study examines the factors influencing the housing types of Iranian households in urban areas and models them. The data used includes detailed information from household cost and income surveys in urban areas in 2021, which are accessible from the website of the Statistical Center of Iran. The initial sample consists of 19618 observations, covering a population of approximately 64,000 individuals. Data cleaning was performed using Excel's PivotTable function, and the research was modeled using logistic regression in R software. Descxriptive statistics of the data show that in 2021, about 70% of urban households had ownership housing, 14.8% were rented, and 5.4% were mortgaged. Estimating the coefficients of the research model variables indicates that multiple factors such as income, employment status, education level, marital status, literacy and education status, age and gender of household members, household size, and expenses and income have an impact on housing types. The comparison of the estimated coefficients of variables and their level of significance in seven types of housing models demonstrates that the relative importance of variables in household housing types is not the same. In owner-occupied housing, the coefficients of household income variables from self-employment, miscellaneous household income, and the number of employed members receiving salaries are significant. However, the coefficients of subsidy income and income from employed household members receiving wages and salaries are not significant and therefore have no impact on owner-occupied housing.
